Vertical Integration as Risk Management
Separating asset classes inside one fund is not a compromise between real estate and venture. It is what lets a firm own the whole pathway without concentrating the risk.
The fragmentation problem
Neuromodulation is split between device manufacturers, imaging centres that sit inside academic institutions, and outpatient clinics that treat a narrow band of psychiatric indications. Each holds one piece. None can deliver a personalised course of treatment end to end, because no single party controls both the imaging and the therapy.
Why the structure is the strategy
Holding real estate, technology, and fund-of-funds positions in separate vehicles means a setback in one asset class does not propagate into the others. Real estate is underwritten on property fundamentals; direct technology investment is underwritten on clinical and regulatory milestones. The correlation between them is deliberately low, even though they serve the same thesis.
Compounding rather than exiting
Portfolio technology does not have to be sold to produce a return. Licensed into clinics the fund also capitalises, it generates revenue inside the ecosystem — which is what allows research to be funded against what the clinics actually need rather than against what the market will currently pay for.
